What Types of Tree Survey Are Available in Pontymoile?
Pontymoile offers three tree survey types: a Tree Condition Report for general health checks, a Mortgage Tree Report for lender requirements, and a BS5837 survey for planning applications.
Tree Condition Reports (TCR)
A Tree Condition Report assesses the health, structure and stability of a tree, identifying disease, decay or dead wood. Homeowners, landlords and insurers request this report to establish whether a tree poses a risk.
Mortgage Tree Reports (MTR)
A Mortgage Tree Report becomes required when a lender's valuation surveyor flags a tree close to the property during a house purchase or remortgage. It satisfies the requirements of major UK lenders before completion proceeds.
BS5837 Tree Surveys
A BS5837 survey categorises every tree on site into one of four grades. It sets a root protection area for each tree and produces a tree constraints plan. Torfaen County Borough Council requires this survey for planning applications affecting trees.
